Quick answer: Post-remediation assessment checks completed mold work against the applicable remediation plan and completion criteria. For a regulated New York mold project, the assessor must be independent of the remediation provider. Air sampling is not automatically required, and there is no universal spore-count threshold that proves a property is safe. Request a written scope and price for the assessment before booking.
What does the independent assessor check?
The New York State Department of Labor Mold Program identifies independent assessment and post-remediation assessment as part of the regulated process. Ask the assessor to explain the project’s completion criteria, inspection limits and required documentation.
- Which rooms and work areas are included?
- How will the completed work be compared with the remediation plan?
- What observations and moisture measurements are appropriate?
- Is sampling needed, and what question would it answer?
- What happens if additional work or another visit is necessary?
For background, see our guide to independent assessment and remediation.
Does clearance always require air testing?
No. The assessment method should follow the project’s requirements. EPA guidance on sampling explains that there are no federal limits for mold or mold spores. A result should be interpreted in context rather than treated as a universal health clearance.
NIOSH describes the limits of short-term air samples and explains that spore counts cannot establish health risk. A property completion report is not a medical diagnosis or a guarantee that no occupant will experience symptoms. Read our mold lab report guide for more context.
What if the work does not meet the completion criteria?
Ask for the findings in writing and identify which work remains. The responsible parties should agree on corrective work, access and any follow-up assessment before the project is represented as complete. Confirm who pays for additional visits and whether those costs are included in the contract.
Keep the original findings as well as the follow-up records. A later report should clearly identify the areas inspected and any limitations; it should not imply that inaccessible or unrelated areas were evaluated.
How much does post-remediation assessment cost?
Request a project-specific written quote. The scope, number of work areas, access, travel, sampling and reporting requirements may affect the price.
GreenRoom’s separate $749.99 mold testing package includes up to three air and/or swab samples and a report. Do not assume that package includes a regulated post-remediation assessment. Confirm the appropriate service and independent provider before booking. See current testing scope and pricing.
Does insurance pay for the assessment?
Ask your insurer or adjuster which documents it requires and whether the expense is covered under your policy and claim. A completion report does not guarantee reimbursement, claim closure or coverage. Confirm any approval requirements before incurring costs.
Useful records may include the assessment and remediation plans, the contractor’s written scope, progress photos, relevant moisture measurements, invoices and the independent completion report. Keep lab reports when sampling was performed.
