Mold Testing in NYC: Process, Pricing and What to Expect

What do the mold assessment packages include?

All three packages include moisture mapping, infrared and psychrometric measurements, air quality measurements, photographs, and a written assessment report with laboratory results. The agreed scope determines the areas investigated and appropriate sampling methods.

• One-sample assessment — $599: one included sample plus the outdoor baseline.
• Two-sample assessment — $679: two included samples plus the outdoor baseline; saves $69 compared with the one-sample package and one additional $149 sample.
• Three-sample assessment — $749.99: three included samples plus the outdoor baseline; saves $147.01 compared with the one-sample package and two additional $149 samples.

Each additional floor or level is $175. Included samples may be used across the covered floors. Additional air or surface samples are $149 each; wall-cavity samples are $149.99 each. Added floor coverage does not automatically add samples.

The inspector reviews the agreed areas, documents conditions and takes the measurements and samples included in the booked service. Collected samples are submitted for laboratory analysis. Review the current mold testing service and pricing for package details and optional sampling.

Before booking, explain the affected rooms, leak history, odors, visible conditions and the purpose of the investigation. Ask which areas are included, what the report will address and whether the service meets any specific building, transaction or project requirements.

Inspection, sampling and assessment are different

An inspection examines accessible conditions and moisture concerns. Sampling collects material for laboratory analysis. A regulated mold assessment has its own professional responsibilities and project documentation. Confirm which service you are purchasing rather than relying on the words “inspection” or “testing” alone.

The walkthrough fee is $299. If you proceed with GreenRoom for remediation or restoration work, the full $299 is credited toward that work. The site evaluation includes on-site moisture readings, photographs and a written remediation or restoration proposal. It does not include an assessment report or laboratory testing and is not an independent completion review.

Is sampling always necessary?

No. EPA explains that sampling is often unnecessary when visible mold is present. A sampling plan should answer a specific question; it is not automatically required in every investigation. Read EPA’s mold testing guidance and discuss the purpose with your assessor.

What can a lab report tell you?

Results describe the samples collected, with limitations related to the method, location and timing. They do not independently establish the safety of an entire property or diagnose the cause of symptoms. CDC/NIOSH notes that short-term mold counts cannot be interpreted as health-risk measurements. How are assessment and remediation kept independent?

New York’s Mold Program sets licensing and work requirements for covered mold projects, including an independent assessment to define remediation and a post-remediation assessment. GreenRoom does not perform its own independent assessment or clearance on a project it remediates. Review the New York State Mold Program and confirm the roles before authorizing work.

What happens after the visit?

Review the findings, sampling limitations, recommended next steps and any remaining investigation needs with the assessor.
